You’ve made the decision to sell your home… Now what? Selling a home can be a stressful time; you need to prepare the home, make repairs, clean, and then comes the marketing and listing the property. It can seem a little bit overwhelming, but we want to make the process as smooth as possible. It starts by giving us a call first. Staging, cleaning, prepping, listing, and showing is all part of the home selling process. The Preparation

Clean

Nothing says a beautifully staged home better than a clean home. If necessary, consider hiring a professional cleaning service while your home is on the market. Cleaning services will typically pay attention to the most minor details including keeping window and door tracks clean, dusting ceiling fans, shelves, and picture frames, cleaning baseboards, countertops, and even cabinet faces. All of these details will need to be cleaned meticulously as buyers are notorious for checking over everything with white gloves.

Stage

This doesn’t necessarily mean hiring a professional stager. Staging companies can be fairly spending but you can also hire a consultation. They can give you tips and suggestions on how to stage your particular home, but the basics are fairly true for just about every home:

    • Declutter and depersonalize
    • Keep knickknacks and items to a minimum, no more than three per table or countertop
    • Keep walkways clear opening up the flow of the home for each room
    • Keep things neutral, no bright colors or dark paint tones.
    • Don’t neglect curb appeal. This is probably the first impression your home will make on a potential buyer.
    • Landscaping matters. Keep lawns mowed and trimmed, trees clear and leaves raked or swept.
    • Keep the home staged.

 

A good rule of thumb is to not make any mess that cannot be cleaned up in 30 minutes or less. You never know when you’re going to have one of those last-minute showings and nothing is more stressful than running like a mad person through the house cleaning at the last minute. Make sure everyone in the house is on board, even little kids. They can help clean up their own areas, organize toys, and keep items to a minimum.

This is probably one of the top pieces of advice I can give to sellers. He flexible.
